New Tenant Checklist

Renting an apartment, condo or house can be stressful. Obviously, you are going to focus on the location of the rental when you are searching. You want it to be convenient for your daily commute to work or school. And you want to be in a safe neighborhood. But many tenants, both first-timers and veterans, overlook some important checklist items before signing a lease. Here are some things to look at before you take the keys!

Check for damage

Before signing a lease, it goes without saying that you will likely view the property in person. When completing the walk through, take notes (or pictures) of any damage to the floors and walls. Since the property you are looking at was likely rented previously, there will be imperfections in the floors and walls form prior tenants and wear and tear. But you should note any damaged areas to protect yourself...and your safety deposit


Lights, Windows and Appliances

If you are walking through your prospective rental property during a bright day, you may overlook flipping light switches. Try to remember to turn all light switches on and off to make sure they work. While you are checking out each room, check for drafty or cracked windows and damaged or broken window locks. Review major appliances with the landlord as well. Ensure that the HVAC system is working properly. Also ask when it was most recently serviced. A functioning HVAC unit does not mean it is operating efficiently. A dirty and clogged HVAC system can severely impact its efficiency, which in turn will effect your utility bills. Also ensure that the refrigerator and are in working order.


Safety Equipment

Smoke detectors, fire extinguishers, deadbolts and properly labeled exits are important items to note. Be sure that fire extinguishers are up to date and that all smoke detectors are properly placed with fresh batteries. Remember, each smoke detector should be replaced every 10 years, so ask when they were most recently replaced.


Sinks and Toilets

Run each sink to make sure the water pressure is adequate. Also, ensure the drains are not clogged. If there is a garbage disposal, be sure to run it to make sure it works. Flush all toilets to ensure that they flush and refill properly. Toilets with a wobbly base or tank should be brought to the landlords attention immediately. This could mean a seal is going bad, which could mean a potential leak. This would also be a good time to ask the landlord who is responsible if there is a clogged sewer line.


Unwanted Guests

Check for signs of pests like ants, cockroaches, bedbugs and mice. If you see mouse traps or sticky traps in the property, ask why they are there. It would also be a good idea to ask if there is a current contract with a pest control company.



These are just a few things to look out for when walking through a property that you will potentially rent. For a full checklist, talk with a local and knowledgable realtor. Typically, they can offer great checklists and advice for your property rental endeavors. After looking at the property, the next step is to call your insurance agent to get a quote on tenant insurance.
